After a couple of slower weeks surrounding the Labor Day holiday weekend, Manhattan’s luxury home market perked up last week with 19 contracts signed at $4 million and above, according to a report from Olshan Realty on Monday.
That’s three more deals than the previous week. More money was spent too—the weekly sales volume totaled $196.94 million, up from $110.67 million, driven by a handful of trophy-home contracts signed.
The week saw condos outsell co-cops 14 to four, and one townhouse also found a buyer.
In a sign of market confidence, both of last week’s priciest deals were for new development units that have gotten price increases since they were first marketed.
The top deal of the week was for a penthouse at the new Robert A.M. Stern Architects-designed building the Henry. The Upper West Side condo was asking $26.88 million, up from the $25.25 million the developer was asking in September 2024, when the building began marketing.
The duplex unit spans about 4,850 square feet with five bedrooms and five bathrooms. The home’s two terraces total approximately 1,650 square feet, and the rooftop one features a fireplace and Hudson River views.
Amenities at the 18-story West 84th Street building include a doorman, a fitness center, a rooftop garden, a pickleball court and a bowling alley.
The second-most-expensive home to find a buyer last week was a 19th-floor unit at the Flatiron Building. The apartment was asking $25.5 million, up from $25 million, when the units were being marketed off floor plans last year.
Overlooking Madison Square Park, the home spans 4,575 square feet, with four bedrooms, four and a half bathrooms, and a 63-foot-by-27-foot great room with 12-foot ceilings.
The residences, which are the building’s first since it was built in 1902, are expected to be completed by the end of the year. Seventeen of the 36 units in the 22-story building have already found buyers, averaging $4,829 per square foot. Amenities will include a doorman, a gym, a lap pool, a sauna, a cold plunge and a billiards room.
